Every LandIntel report and every guide on this site is built the same way: read the official source, cite it, date it, and say plainly what it does and does not mean. This page explains that process, so you can judge our work for yourself.

Where our information comes from

We work only from official, current sources:

  • Each council's current planning scheme, read at the section and table level, with the scheme version noted at the time of research
  • Council interactive planning and overlay mapping
  • Queensland Globe and state government mapping
  • Council development application registers
  • Utility infrastructure mapping for water, sewer and stormwater

These are the same sources professional town planners use. We access the live versions at the time of research. We do not use scraped databases or resold data feeds.

Our verification standard

Every figure and rule we state is traced to a primary source and a date, or it is flagged as unverified. When a planning scheme is amended, the claim is re-verified against the new version or removed. If we cannot verify something, we say so rather than guess.

What a LandIntel report is

A site-specific desktop assessment of a property's current planning position: the zone, the overlays that apply, the infrastructure situation, the development application history, and which development pathways survive those constraints for that address, each stated with its conditions. It is researched by a person, from scratch, for your specific lot.

What a LandIntel report is not

It is not town planning advice, engineering advice, legal advice or financial advice, and it is not a substitute for any of those. Planning outcomes that depend on a specific design, exact yields, and engineering matters such as flood levels or earthworks are decisions for a qualified town planner, RPEQ engineer or other licensed professional working on your specific proposal. Our job is to give you and your professionals a verified, plain-English starting point, so their time goes into judgment instead of basic lookups.

When we get something wrong

Planning schemes amend regularly and interpretation has edges. If an error in our published material is confirmed, we correct the page and re-verify it against the current scheme. If you believe something on this site is wrong, email info@landintel.com.au and it will be checked against the source.

Who does the work

LandIntel was founded by Duke Chuang, who has screened over 300 South East Queensland sites and has sat on the client side of the table between buyers and their planners and engineers. Where a question needs a licensed professional, we say so and point you to one.
